What's a BPF?

'BPF' is a term I coined for a market appraisal without an inspection.  It's a 'Ball Park Figure' or 'Clayton's' Appraisal.

It's put together with details supplied by the owner and information available on industry databases.

It's designed to give you an idea of the approximate value of your property in the current market.

Of course, it's not as accurate as a full inspection and appraisal, but it's a starting point.

Appraisal vs Valuation ... What's the difference? 

An Appraisal is conducted by a real estate agent.  It's based on current and historic market statistics and the agent's experience and knowledge of the area.

An appraisal also gives consideration to the psychological side of selling a property; taking into account the emotional aspects of the purchase. This is one factor that can make all the difference in the final price and one factor that is ignored completely in a valuation.

A Valuation is carried out by a licensed valuer, an independent person, usually brought in by the lender. Although valuers take the current market and historic data into account, their valuation is based far more on the physical aspects of the property; size (total square metres of the dwelling), how many bedrooms, bathrooms and car accommodation and any additional out buildings (your shed or 'man cave').

Does the property 'value up' to the average price per square metre in the current marketplace? This is where a lot of properties, in recent times, have had valuation problems causing sales contracts to crash. The value of property has gone down, but the value of the loan hasn't. It's a valuers job to assess the risk for the lender. If they had to on-sell the property (for whatever reason) would they be able to recover the full debt? This is the question a valuer must answer for the lender.

Because real estate agents are not licensed valuers, lenders will not accept an appraisal when considering providing finance to a client. They will always require an independent valuation and they will always charge you for the service.
